Does checking my options affect my credit?

Not at first. We start with a soft credit pull, which does not affect your score. A hard inquiry happens only when you move forward with a full application, and even then, mortgage inquiries made within a 45-day shopping window are generally treated as a single inquiry by the scoring models — so you can compare lenders without stacking up damage.

What is the difference between pre-qualified and pre-approved?

A pre-qualification is an estimate based on numbers you tell us, and it can be produced in minutes. A pre-approval goes further: we review your credit and verify income and assets with actual documentation. That extra work is why sellers and listing agents take a pre-approval letter seriously and often disregard a pre-qualification.

How much do I need for a down payment?

Less than most buyers expect. Conventional loans start at 3% down, FHA at 3.5%, and VA loans require no down payment for eligible borrowers. Putting 20% down avoids mortgage insurance, but it is not a requirement to buy. The right number depends on the program, your credit and the property.

How long does pre-approval take?

Often the same business day, if you apply during business hours and can send your documents promptly. The timeline depends mostly on how quickly we receive what we need — the review itself is fast once your paperwork is in hand.

What documents will I need?

For most salaried borrowers: your two most recent pay stubs, two years of W-2s, two months of bank statements and a photo ID. If you are self-employed, add two years of tax returns or the alternative documentation your program allows. We will tell you exactly what applies to your situation rather than sending a generic checklist.

Does Beycome Mortgage charge an application fee?

No. There is no fee to apply or to get pre-approved. Third-party costs such as the appraisal come later, only once you are moving forward on a specific property, and we will tell you what those are before you incur them.

Can self-employed buyers qualify?

Yes. If your tax returns understate what you actually earn, alternative-documentation programs may qualify you using 12 or 24 months of personal or business bank statements, a profit-and-loss statement, 1099 income, or eligible assets. Availability and terms depend on the program and your overall profile.

Can I use Beycome Mortgage with another real estate agent?

Yes. You are free to work with any agent or brokerage you choose. Financing with us does not require you to buy or sell through any particular company.

Am I required to use Beycome Mortgage when buying through Beycome?

No. Beycome Mortgage LLC is affiliated with other Beycome companies under common ownership, and because of that relationship a referral between them may provide a financial or other benefit to the referring party. You are not required to use any affiliated company as a condition of your purchase, sale or financing. Other providers are available, and you are free to shop around to be sure you are getting the best rate and service.

What states does Beycome Mortgage serve?

We are currently licensed to originate in Florida, with Texas licensing in progress. If your property is somewhere else, reach out and we will let you know when we are able to help.

How long does closing normally take?

Purchase loans can close in as little as 14 days when the file is straightforward and documents arrive quickly. Your actual timeline depends on the appraisal, underwriting conditions, title work and the dates in your contract, so we will give you a realistic date for your file rather than a generic promise.
